The invention provides a method for optimizing energy usage in commercial buildings. Energy consumption data is used, along with occupant data, to determine appropriate adjustments in energy, and for ongoing monitoring and reporting of energy savings. According to the inventive method, the building of interest is characterized, including calculation of lag parameters—temperature lag, solar gain lag, solar strength lag, and, in some instances, humidity lag, which inform a thermal energy equation particular to the building of interest. Mechanical heating lag and mechanical cooling lag are used for on-going energy use optimization. An outside temperature index may also be used. The resulting accuracy of the thermal energy equation is over 90% for both heat and chilling input, once the building has been optimized according to the inventive method. 2. An approach for influencing demand response event performance through a variable incentive signal. Automated demand response programs may achieve an energy demand reduction by signaling participating consumers to curtail energy usage for a certain period of time, referred to as an “event”. Customers may be free to “opt-out” and withdraw their participation from DR events, on a per-event basis. When a participant opts out, the quantity of energy savings of the event may be reduced. Participating customers may be sent a message offering an incentive to tolerate an ongoing DR event. As the event progresses, the DR operator may dynamically monitor and modulate the rate of opt-outs. The present approach may be different in that instead of modulating the number of participants that are included in the event, it may modulate an incentive signal to keep already-included participants from opting out. 1. A method assesses an energy impacting event at a facility using an energy management system. One or more energy consuming endpoints of the facility are sub-metered and data from the sub-metered endpoints is transmitted to the energy management system. A project is created within the EMS by entering project definition attributes including at least a site name, a project name, and a start date. Data from one or more sub-metered channels and a project indicator is displayed. The displayed project indicator is located at a point corresponding to its project start time. A further method tracks the progress of energy saving project at a facility using an energy management system. The project definition attributes further include one or more sub-metered channels, baseline usage data, and an energy related goal. An energy impact value is calculated by subtracting the actual sub-metered usage data from the baseline data and a determination is made whether the energy impact value meets or exceeds the energy goal. The baseline usage data, the energy goal data, the actual sub-metered data, and an indication of whether the energy goal was met are displayed. A further method tracks the financial progress of energy saving project at a facility using an energy management system.
